What's yours

Legal owner, not a promise.

Your share is titled through a trust (fideicomiso). You get a numbered certificate, and every document for the property downloads from the app.

How you earn

Clear and in plain sight.

Your money

  • Your balance is held by a regulated custodian. Tanda is not a bank and does not hold your money.
  • Payments come in through licensed partners: US debit card, remittance partner, or SPEI.
  • This is not a hand-to-hand tanda. Nobody "keeps the pot", because the pot is a titled property.
  • We never sell points or credits. Your balance is a balance in pesos.

  • Stored in Mexico.
  • We don't ask for immigration status or a US address.
  • You identify with a matrícula consular, Mexican passport or INE, your CURP and a selfie.

Fees

We'll publish the complete, final table before opening the first purchase. Nothing shows up later. The values in this table are those of the demo example.

    You see the cause and the new date in the app, with dated photos. Rent starts when the property is ready and leased.
  • The property has no tenant.
    No rent that month. We show you the tenant search and its progress, and charge no management fee on rent that doesn't exist.
  • The tenant doesn't pay.
    The lease and security deposit are enforced. You see the collection status every month.
FAQ

What people ask on WhatsApp.

Is this a regular tanda?

No. In a regular tanda someone takes the pot each round. Here nobody takes the pot: it becomes a property that belongs to everyone, and everyone collects rent every month by their share. No turns.

Do I need US papers?

No. Only your Mexican ID: matrícula consular, passport or INE, plus your CURP and a selfie. We never ask about immigration status.

How little can I start with?

From the price of one share ($2,500 MXN in the demo) and a biweekly contribution plan of whatever amount you choose.

How do I add money?

With your US debit card, through a licensed remittance partner, or by SPEI from Mexico. Transfers from a US card or account don't pay the 1% tax that applies to cash-funded remittances.

When do I start collecting?

Once the property is built and leased. While it's funding or under construction, you see weekly progress with dated photos.

Can I take my money out early?

You collect rent every month. Your share can be sold to other members on Tanda's internal market; we'll publish timelines and terms before opening it. If the property is sold, you get your part.

What if I'm deported or go back to Mexico?

Nothing changes. The property is in Mexico, your share stays in your name, and the app works from any country. Recover your account with a new phone, your ID and a selfie.

What if something happens to me?

You name a beneficiary from day one. They receive your share through a clear process.

What fees do you charge?

The ones in the table under Security and fees. Shown in full before any purchase; nothing shows up later.

Do I pay taxes on the rent?

Yes. Mexican income tax (ISR) is withheld and we give you a statement to use wherever you need it.

Can I see the property?

Yes. You have the address, dated and geotagged photos, and you can visit it or ask your family to.
